Columbus (Fort Benning) — the affordable Army market
Anchored by Fort Benning (briefly Fort Moore), the Army's Maneuver Center of Excellence and home of the Infantry and Armor schools. One of the most affordable VA markets in the Southeast.
Strengths:
- Low home prices across Muscogee, Harris, and the Phenix City (AL) line
- Huge, VA-aware real estate market with constant PCS turnover
- Short commutes; Midland, Fortson, and the Harris County school districts are popular
Weaknesses:
- Smaller civilian job market, heavily tied to the post
- Hot, humid summers
- Resale can soften during large deployments or drawdowns
Best for: Active-duty Fort Benning families, first-time VA buyers, and Veterans who want the most house for the BAH.
Savannah / Hinesville (Fort Stewart + Hunter) — the coastal market
Fort Stewart (3rd Infantry Division) near Hinesville plus Hunter Army Airfield in Savannah. A coastal market with a historic-city option and an affordable base-town option.
Strengths:
- Hinesville and Liberty County are very affordable; Savannah and Richmond Hill offer coastal lifestyle and stronger resale
- Two installations within commuting distance
- Savannah's tourism/port economy adds civilian jobs
Weaknesses:
- Coastal hurricane and flood exposure; budget wind and flood insurance
- Savannah prices run well above Hinesville
- Summer heat and humidity
Best for: Active-duty Fort Stewart/Hunter families and Veterans who want coastal Georgia.
Atlanta — the job-market + VA-care case
No major active base (Dobbins Air Reserve Base is here), but the strongest civilian job market in the Southeast and the Atlanta VA Medical Center in Decatur. A top landing spot for transitioning and retiring Veterans.
Strengths:
- Deep job market (corporate HQs, logistics, tech, healthcare)
- Atlanta VA Medical Center plus major hospitals
- Wide range of communities from intown to the suburbs
Weaknesses:
- Higher home prices than the base markets; some purchases push toward jumbo
- Traffic and longer commutes
Best for: Transitioning and retiring Veterans prioritizing careers, healthcare, and amenities.
2026 BAH for Atlanta and Fort Benning (Columbus)
Basic Allowance for Housing (BAH) is the tax-free monthly housing stipend active-duty service members draw when they don't live in government quarters. The rate is set three ways: your duty-station ZIP, which the military groups into a Military Housing Area (MHA); your pay grade; and whether you have dependents. On a VA loan, that BAH counts as qualifying income, which is why the same rank affords more house in one Georgia metro than another. The figures below are the 2026 tables, effective January 1, 2026, from the DoD BAH rate lookup.
| Pay grade + dependency | Atlanta (MHA GA071) | Fort Benning / Columbus (MHA GA075) |
|---|---|---|
| E-5, with dependents | $2,388/mo | $1,716/mo |
| E-5, without dependents | $1,995/mo | $1,482/mo |
| O-3, with dependents | $2,745/mo | $2,058/mo |
| O-3, without dependents | $2,589/mo | $1,878/mo |
BAH figures verified August 2026 against the DoD 2026 rate tables (effective Jan 1, 2026), MHA GA071 (Atlanta) and GA075 (Fort Benning). Rates reset every January; confirm your exact scenario at the official lookup.
What is the 2026 BAH for Atlanta?
For 2026, an E-5 in the Atlanta housing area (MHA GA071) draws $2,388 a month with dependents and $1,995 without; an O-3 draws $2,745 with dependents and $2,589 without. Atlanta pays near the top of the state because civilian rents run high across Fulton, Cobb, DeKalb, and Gwinnett. There's no single large active post here, so Dobbins Air Reserve Base drilling members and the big transitioning-Veteran population drive most of the VA-loan demand.
What is the 2026 BAH at Fort Benning in Columbus?
The Columbus post sits in MHA GA075. In 2026 an E-5 there gets $1,716 a month with dependents and $1,482 without; an O-3 gets $2,058 with dependents and $1,878 without. The dollar figure trails Atlanta's, but Columbus home prices run near a $230K median, so the BAH-to-price ratio is one of the best in Georgia. Run your exact rank and dependency status in the BAH calculator.
Is it Fort Benning or Fort Moore now?
It's Fort Benning again. The post has carried three names in a short span. It opened as Fort Benning in 1918, was renamed Fort Moore on May 11, 2023 to honor Lt. Gen. Hal Moore and his wife Julia Moore, then was redesignated Fort Benning on April 16, 2025. The 2025 name honors Cpl. Fred G. Benning, a World War I Distinguished Service Cross recipient, rather than the original Confederate namesake. Plenty of moving companies, MLS listings, and older lender pages still say Fort Moore, so make sure any BAH table or relocation tool you use carries the current 2026 name and the right MHA.
How does BAH count toward VA-loan income?
When you apply for a VA loan on active duty, your lender adds BAH to base pay, BAS, and any special pays to build your gross qualifying income. Because BAH is tax-free, each dollar stretches further against a mortgage payment than a dollar of taxable salary would. With full entitlement you buy $0 down and pay no monthly mortgage insurance, in Atlanta, Columbus, or any Georgia county. The 2026 VA/conforming limit of $832,750 only constrains buyers with reduced entitlement; full-entitlement Veterans face no county cap.
Other Georgia metros worth knowing
Augusta (Fort Eisenhower, formerly Fort Gordon) — Army Cyber Command and the Charlie Norwood VA Medical Center; affordable and growing.
Warner Robins (Robins AFB) — the Warner Robins Air Logistics Complex anchors an affordable Middle Georgia market with a strong BAH-to-price ratio.
Valdosta (Moody AFB) — South Georgia home of the 23rd Wing (A-10); low cost of living.
St. Marys / Kingsland (NSB Kings Bay) — coastal Camden County submarine community near the Florida line; factor coastal insurance.

Frequently asked questions
If I'm PCS'ing to Fort Benning, where do families usually live?
Most Fort Benning families buy in Columbus and Midland, in Harris County (Fortson, Hamilton) for schools, or across the line in Phenix City, Alabama. Commute time to your gate is the main constraint.
Can I use my VA loan to buy in another city while assigned to a Georgia base?
A VA purchase has to be a home you intend to occupy as your primary residence within a reasonable commute. Some service members buy an investment property elsewhere and plan to occupy after they PCS out, but that purchase needs non-VA financing, not a VA loan, while it is a rental.
Which Georgia metro has the best BAH-to-price ratio?
Columbus (Fort Benning) and Warner Robins (Robins AFB) usually lead because home prices are low. Run your exact rank and dependency status in the BAH calculator.
Do I need flood insurance in Georgia?
Lenders require flood insurance to close on any home in a FEMA Special Flood Hazard Area, common in coastal Chatham and Camden counties and near rivers. Coverage comes from the NFIP or a private flood insurer. Budget flood and homeowners wind insurance before you write an offer.
